Step one: Determine your budget

Consider your current financial situation. This includes monthly and annual income, job security, any debts or loans, other assets (cars, boats, etc..), and your monthly expenses. From here determine what you’re personally comfortable with purchasing.

Step two: Get pre-approved.

Once you know your personal budget you’ll want to get pre-approved for a mortgage. This will give you a good estimate of what the bank or mortgage lender will give to you for the purchase of your home. Here you’ll need to complete some documents and provide the lender with various personal and professional information.

Step three: Get clear about what you want

This includes things like space & size, location & neighbourhood, and if you’re in a condo the amenities available. Know what’s important to you, what your non-negotiables are, and where you’re willing to compromise.

Step four: Connect with a Digi agent in your area

Utilizing an agent is going to save you a lot of time and energy. Not to mention do a lot of the nitty gritty work and ensure you have all the information you need to make the most informed choices.

Step five: Be prepared for house viewings

Having an additional set of professional eyes as you look at homes will make a big difference as they can offer professional assessments and advice you wouldn’t have considered.

Step six: Put in an offer

This is where your agent is going to come in as they’ll make sure all paperwork, forms, and contracts are complete. They will also engage in any negotiations on your behalf.

Step seven: Home inspection

Don’t skip this crucial step. Getting a home inspection will give you the whole picture of the property and prevent any unwanted surprises down the road.

Step eight: Closing

After the negotiations and papers are signed, congratulations the house has closed and is yours! Your agent will help ensure all the proper legal documents have been completed and the sale goes through smoothly.

Once your new home closes you aren’t quite done yet. There is still the matter of actually moving into the home. Here are our top tips to ensure a successful and hassle free move…

  • Plan ahead. Once you have your move in date secure your moving truck and any extra help asap.
  • Have all your items packed in clearly defined boxes and ready to go before movers arrive.
  • If you have young children or pets make sure proper care is arranged for them on the day of the move.
  • If you’re moving into a building be sure to have the elevator reserved.
  • Keep a personal bag on you with the necessary items like toothbrush and toothpaste, clean clothes, toilet paper, cell phone charger, snacks, and water to get you through to the next day.

  • Do: Be involved in the inspection. Ask questions and get curious. If you don’t understand something, ask for clarity.

  • Do: Your own pre-inspection. Go into the inspection with a general sense and understanding of the property and make note of any potential concerns you may have.

  • Do: Have higher risk areas well checked over. Anything foundational, the basement, attic, roof, plumbing and electrical related, or other areas that are known to have more issues, should be thoroughly checked prior to purchase.

  • Don’t: Skip the inspection. Skipping a home inspection is like only letting yourself see half of the picture before buying it. You won’t know what’s on the other side without checking.

  • Don’t: Be cheap. We understand you’re already spending a lot of money on your new home, but rushing and opting just for the cheapest or quickest option without vetting, this is not a corner you want to be cutting.

  • Don’t: Get in the inspector’s way. Be involved in the process but remember the inspector is still there doing a job.
